OUR LANDLORD SERVICE

FREE ADVICE
With no obligation on your part, our highly experienced Lettings Manager will visit your property to discuss its condition and marketability, with advice on rental values and prospective tenants. We can discuss tenancy agreements; the advantages of letting furnished or unfurnished; legal responsibilities of the respective parties; taxation implications; insurance and necessary maintenance. We will also be pleased to cover any other issues or topics which have a bearing upon the situation.

ADVERTISING, MARKETING AND TENANT SEARCH
Once instructed we will market your property actively, highlighting all the benefits of occupation to suitable tenants. To ensure your property is let as quickly and efficiently as possible to the right tenant we will advertise extensively in the local press and on the World Wide Web. Our website is a great tool in this regard as is our links to popular web sites such as Rightmove, Primelocation and Thinkproperty. Our aim is to achieve the greatest rent and the highest calibre tenant while minimising void periods. Whilst wishing to encourage as many applicants as possible, we shall nevertheless ensure only suitable persons are considered for viewing. All applicants are vetted most carefully and backgrounds scrutinised, reducing any risk of less desirable occupants.

REFERENCES
Prospective tenants are vetted ensuring maximum emphasis is placed on their suitability. We reference each tenant thoroughly including a credit search. Where deemed necessary, we will ask for a Guarantor and carry out a further credit search on that person. The Guarantor will be responsible along with the tenant for obligations in the lease.

CONTRACTS
A proven Tenancy Agreement will be drawn up, taking into account your own individual circumstances. Where necessary we will issue statutory notices under the 1988, 1996 and 2004 Housing Acts. Should your property be occupied by a company then we will prepare a company agreement taking account special needs.

INVENTORY & DEPOSITS
Whether a property is furnished or unfurnished, a comprehensive inventory schedule will be raised detailing the condition of your property and individual items. Prior to occupation, the tenant will hand over a deposit and will be provided with this inventory for verification. The deposit which is registered with the government Tenancy Deposit Scheme, will be returned at the end of tenancy subject to the tenant delivering the property back in an acceptable condition.

RENTS
Rent is generally due monthly in advance, collected on your behalf and forwarded to you or your UK bank on a monthly or quarterly basis.

INSPECTIONS
Under our management service we pride ourselves on our commitment to regular inspections ensuring your property is looked after as you would wish. Six weeks after the tenant moves in, we make our first inspection to ensure all is well; thereafter, we continue to make three monthly and additional inspections as circumstances dictate. We can offer one off inspections and reports to other landlords too.

MAINTENANCE & REFURBISHMENTS
We will arrange minor works and repairs as necessary through our recommended contractors. Where possible we will use landlord appointed tradesmen. Larger jobs will be sent for tender. Refurbishments are organised under a separate service.

INSURANCE CLAIMS
We handle insurance claims and liaise with insurers on your behalf.

TERMINATION
On surrender of a tenancy we will give advice and communicate with the parties accordingly. A check out inspection will be arranged and the deposit will be dealt with under the terms of the Tenancy Deposit Scheme. Any damages (if any) in excess of fair wear and tear will be charged to the tenant and their deposit.

RE-LETTING
Should you like us to re-let your property we will happily arrange for the introduction of further tenants ensuring a minimum void period.

UNOCCUPIED PROPERTY
Should your property remain unoccupied between tenancies, we shall be pleased to inspect it on a regular basis for security and forwarding of mail.

FULL MANAGEMENT SERVICE
This is an all-encompassing service suited either to the clients whose situation puts them some distance from their property or those who prefer to leave everything to the agent.

COMPREHENSIVE LETTING ONLY SERVICE
Designed to appeal most to those landlords resident in the area and are happy to administer the day-to-day management themselves.

INTRODUCTION OR RENT COLLECTION SERVICE
A number of clients are happy to organise letting and maintenance of their own rented property leaving the marketing and tenant vetting to us.

Our rent collection service frees the clients from the responsibility of rent collection. We collect rent and account to the landlord monthly or quarterly as required.

CONTRACT OR INVENTORY ONLY
For landlords who wish to carry out the sourcing and referencing of a tenant themselves, we can provide a tenancy contract for a fee. Similarly, we can also prepare an inventory.
